BofA considers request for 2nd monument sign

During its regular Feb. 17, 2020 meeting, the Forney Board of Adjustments met to approve a monument sign request:


  • Held Public Hearings -
    • variances to the sign regulations of Section 48 of the City of Forney Comprehensive Zoning Ordinance. The request is for the Forney Professional Center, located at 214 Farm-to-Market Road 548.
          Mr. Dixon briefed the board: the request is to install a second monument sign- lot 1 fronts 548, lot 2 is behind building 1 and has no 548 frontage.   The second sign would be for the second building.   Mr. Hoffman asked if they could increase existing sign; Mr. Dixon said the sign could be larger, would also require variance.   The engineer said 2nd sign would provide more clarity; the building signage won't be visible.   Chmn. Salgado asked if other 3 on sign would remain - yes, Dr. Harris will be only one on 2nd sign.   There was a debate about distance between signs, entrances.   The new sign would go on a corner, in parking space.   Mr. Hoffman asked if they planned another curb cut - not yet, might work with adjacent property for extra access.   Mr. Dixon said TxDOT had restrictions on access.   Mr. Henricks asked if only helps for people from 80 - the engineer said sign isn't helpful now for where to turn, this won't help that.   Chmn. Salgado said not being able to see signage on the building is compelling.   Mr. Reese said it makes sense, asked how far apart - about 160 ft.   Mr. Dixon said will be held to all other ordinance requirements.
          The four exception requirements: 1: this will not affect adjacent property.   2: does this apply? 3: only 1 drive, no street facing signs, that's applicable.   4: it does improve public welfare, helps customers.
          There was no public input.
