BofA considers signage for Pet Supplies Plus
During its regular Oct. 08, 2019 meeting, the Forney Board of Adjustments denied a sign variance for Pet Supplies Plus.

- Denied sign variance for Pet Supplies Plus. The request is for property located at 471 Marketplace Boulevard.
Mr. Morgan said this is in front of Kroger; next to the existing retail building housing Great Clips, Mod Pizza, another retail building will be constructed, Pet Supplies Plus will be in the end of that building. He said their front sign meets requirements. They state being restricted to 15 sq. ft. for the side sign is not prominent. They provided drawings for allowed and proposed signs.
The board discussed the 4 criteria allowing a variance. Their letter states they need a larger sign facing Kroger, to attract those customers. The board pointed out the sign will mostly be facing the next building. Staff did require Mod Pizza to adhere to smaller side sign, they did not appeal to the Board. The sample design shows the compliant sign would remove second line "grooming & dog-wash." They will also be shown on the approved monument sign.
The board did not find the sign is a unique design, and they do have an alternative. They found no physical issues that would allow the variance. They also did not find for the public convenience exception.
There was no public input. No representatives from the applicant were present.
